Our Fire Damage Cleaning Process — From First Call to Clean Property
We keep our process straightforward so you always know what to expect. Every job follows the same structured steps — no shortcuts, no guesswork.
Quote & Documents
We'll ask for photos of the affected areas so we can quote quickly. For more complex jobs, a site survey can be arranged depending on location. Prior to attendance we provide all required documentation — including RAMS and method statements.
Initial Assessment
Before any cleaning begins, our technicians assess the property in full. They plan out the clean to make sure we work in the correct order — efficiently, thoroughly, and without cross-contaminating areas.
HEPA Vacuuming
All walls, ceilings, doors and skirting are HEPA vacuumed before any wet cleaning begins. This removes loose soot first — preventing it from spreading and ensuring the chemical clean that follows is as effective as possible.
Critical first stepChemical Cleaning
Using professional-grade cleaning products, our technicians chemically wash all affected surfaces. Walls, ceilings, floors and skirting are treated to remove as much smoke staining as possible.
Fogging & Ozone Treatment
Once surfaces no longer transfer soot, we fog and ozone the property. This neutralises smoke odour — treating the air and penetrating surfaces where chemical cleaning alone cannot reach.
Additional Services Where Required
Where needed, we can also carry out carpet cleaning, upholstery cleaning, rip-out of fire-damaged structures, and waste removal. These are scoped in advance and carried out as part of the same visit.
Where applicableDecontamination Certificate
On completion, we issue a decontamination certificate confirming the property has been professionally cleaned and decontaminated. This gives you, your insurer, and any other parties a formal record of the work carried out.

Smoke Damage Is a Health Risk —
Not Just a Cleaning Job.
Do not assume that once the fire is out, the danger is gone. The particles left behind after a fire are hazardous — invisible to the naked eye, and continuing to circulate throughout your property long after the flames have been extinguished.
Microscopic soot particles penetrate deep into the lungs. Prolonged exposure causes lasting respiratory damage and can aggravate conditions such as asthma, COPD and chronic bronchitis. Particles remain suspended in the air for days after a fire.
Smoke is not simply carbon. It carries a complex mixture of toxic gases and chemicals produced by burning materials — including carbon monoxide, hydrogen cyanide, and carcinogens linked to long-term illness. These settle on every surface in the property.
Soot and toxic particles do not stay on visible surfaces. They penetrate soft furnishings, carpets, wall cavities and ventilation systems — making it impossible to safely assess or treat without professional equipment and training.
Smoke and soot are acidic. The longer they remain, the deeper they penetrate into plaster, wood and fabric — turning a restorable situation into a permanent loss. Within days, surfaces that could have been saved become irreversibly stained and structurally weakened.
Smoke Damage Cleaning for
Homes & Businesses
Smoke damage is rarely straightforward. Different fires produce different types of smoke, and each requires a different approach. Our technicians are trained to identify and treat all types — including dry smoke, wet smoke, protein smoke, and fuel or oil smoke damage.

Smoke and soot are acidic. Left on walls and ceilings they will burn into the paint — and porous surfaces such as wood, plaster and fabric absorb soot quickly. The deeper it penetrates, the harder it becomes to treat. Within days, damage that could have been removed becomes permanent. Call us within hours, not days.
We keep our process straightforward so you always know what to expect.
Dealing with an insurer after a fire is stressful. We work with customers throughout the claims process and can communicate directly with your insurer or loss adjuster on your behalf.

Your smoke damage cleaning questions answered
We know a fire or smoke event is stressful. Here are the answers to the questions we hear most often — so you can make informed decisions quickly.
In most cases we can mobilise a team and be on site the same day you contact us. Our ability to respond immediately does depend on job scale — larger, multi-area incidents require more resource planning — but we treat every smoke damage call as urgent and will always give you an honest ETA when you call.
We cover the entirety of mainland UK (excluding Northern Ireland), so wherever you are, we can reach you.
We operate across the entirety of mainland UK — from London and the South East through to Scotland — covering residential, commercial, and industrial properties of all sizes.
We do not currently cover Northern Ireland.
If you're unsure whether we can reach your location, call us on 0333 772 2130 and we'll confirm straight away.
Our smoke damage cleaning service is a multi-stage process tailored to the type and severity of damage. It typically includes:
- Initial assessment — we inspect all affected areas and identify the type of smoke residue present (dry, wet/oily, or protein-based)
- HEPA vacuuming — removal of loose soot particles using industrial-grade equipment
- Chemical wash — specialist products applied ceiling-first, then walls bottom to top
- Odour neutralisation — thermal fogging and/or ozone treatment to eliminate smoke odour at the molecular level
- Air scrubbing — HEPA air scrubbers run throughout to improve air quality
- Waste removal — all soot-contaminated materials responsibly disposed of under our Waste Carrier Licence
We can also advise on contents salvage, structural access for hidden smoke penetration, and preparation for redecoration.
Smoke and soot residue is not like regular household dirt. Standard cleaning products can't neutralise the acidic nature of soot — used incorrectly, they can spread contamination, permanently stain surfaces, or push particles deeper into walls and fabrics.
Beyond effectiveness, there are genuine health risks. Smoke particles — including fine soot and chemical residues from burned materials — can cause respiratory problems and longer-term harm, particularly for children and those with existing conditions.
Professional smoke damage cleaning uses:
- Industrial HEPA vacuum equipment that captures particles a domestic hoover cannot
- Specialist chemical products formulated specifically for soot and smoke residue
- Thermal fogging and ozone generation to eliminate odour molecules — not just mask them
- Full PPE and safe working procedures to protect your property throughout
This is one of the more nuanced questions in smoke damage restoration, and we'd rather give you an honest answer than an oversimplified one.
In most cases, a thorough professional clean — including chemical washing, thermal fogging, and/or ozone treatment — will significantly reduce or eliminate smoke odour. These treatments neutralise odour-causing molecules rather than masking them, and for the majority of jobs the results are excellent.
However, there are two important factors that can affect the outcome:
- Structural penetration. If smoke has embedded deeply into timber, insulation, plasterboard, or other building materials, cleaning alone cannot remove it. Those materials will need to be stripped out and replaced — no cleaning process, however thorough, can fully deodorise materials that have absorbed smoke at that depth.
- Phantom odours. After a significant smoke event, some people continue to perceive a smell even after the source has been fully removed. This is a well-documented phenomenon — the brain can retain a sensory memory of a strong odour and interpret neutral smells as smoke. It isn't a sign the clean has failed; it's a psychological response to a traumatic event that typically fades over time.
Redecorating after smoke damage is always required on completion of cleaning. Before applying any paint, walls and ceilings must be primed with a stain and odour blocking sealant primer — standard emulsion applied directly over smoke-affected surfaces will not seal in residual odour or prevent staining from bleeding through. Skipping this step is one of the most common reasons people experience recurring smells after a clean. We'll advise you on this as part of our handover.
We'll always give you an honest assessment of what's achievable before we begin, including whether any structural elements are likely to require rip-out rather than cleaning. That conversation is best had on the phone or, where a site survey is possible depending on your location, in person.
Yes — kitchen fires are one of the most common jobs we attend. Cooking fires typically produce wet or oily soot, which bonds to surfaces quickly and carries a persistent odour that ordinary cleaning cannot shift.
Kitchen smoke also travels further than it looks — through gaps, ventilation systems, and into adjoining rooms. Our assessment will identify the full extent before we begin so nothing gets missed.
We handle kitchen smoke damage in both domestic homes and commercial properties, including commercial kitchens and catering establishments.
The cost depends on two key factors: the severity of the damage and the number of areas affected within the property. A single room with light smoke residue is a very different job to a whole-property fire affecting multiple floors — and pricing reflects that.
Because no two jobs are the same, we don't publish fixed pricing. Instead, we provide a tailored written quote based on a proper assessment of your specific situation.
- Photographs of all affected areas
- A full list of the rooms and spaces impacted within the property
You can send photos and details via our contact form, email, or WhatsApp. We'll come back to you promptly with a written quote. If you'd prefer a site survey, we may be able to arrange that depending on your location — call us to confirm.
Yes — we work across the full range, from private homeowners and landlords right through to large-scale commercial clients. That includes offices, retail units, warehouses, factories, industrial premises, and beyond. Factory fires, large commercial kitchen incidents, and multi-area commercial jobs all fall within our capability.
For commercial clients we provide full documentation for insurance purposes, detailed scope-of-works reports, and where possible we'll work around operational requirements to minimise disruption and downtime.
We carry full public liability insurance and hold our Waste Carrier Licence (CBDU626436), so whether you're a private individual or a facilities manager, everything is handled correctly and compliantly.
In most cases, yes. Buildings and contents insurance typically covers smoke and fire damage remediation when the incident was accidental. Every policy is different, so always check your specific terms — but this is the norm rather than the exception.
To give your claim the best chance of success:
- Contact your insurer as soon as possible and notify them before any cleaning work begins
- Photograph and video all affected areas before anything is touched
- Keep your fire service report or incident reference number
- Request a detailed written quote from us — insurers require this to approve works
We're experienced in providing the documentation loss adjusters and insurers need, and can work within their processes to keep your claim moving efficiently.
Timescales depend on the scale and severity of the job:
- Single room, light smoke damage: typically 1–2 days including chemical treatment and odour neutralisation
- Multiple rooms / moderate damage: usually 2–4 days
- Whole property or severe fire damage: can range from one week upwards, particularly where structural elements or multiple floors are affected
We'll give you a clear, realistic timeframe as part of your written quote so you can plan accordingly — particularly important if temporary accommodation needs to be arranged.
This depends on the severity of the damage and which treatments are required. For minor smoke damage contained to a single room, it may be possible to remain in the rest of the property — we'll advise you honestly based on what we find.
For more significant damage, or any job involving thermal fogging or ozone treatment, the property must be fully vacated for the duration of those treatments and for a safe clearance period afterwards. Ozone in particular requires full evacuation including pets.
If your insurer is involved, they may cover the cost of temporary accommodation — it's worth confirming this with them directly when you make your claim.
