Do not use electricity, water or gas until your utility provider tells you it is safe to do so
Do not enter if there is any structural damage to the property

How To Clean Smoke Damage After A Fire
Wear PPE
Once you have the go ahead to re-enter the home, the first step is to wear the appropriate personal protective equipment. We recommend a mask and gloves.
List All Smoke Damaged Rooms
Take note of all rooms in the property affected by the fire. Some rooms may will need close inspection as the damage is not always visible at first glance.
Do Not Consume Food
We recommend removal of any affected food waste.
Photograph Smoke Damaged Rooms and Contents
We recommend taking photographs of damage throughout the property. Photograph all damaged rooms and contents, this will be useful for your insurance and for a quotation. Typically items made from non-porous materials such as glass, metal or ceramic materials can be cleaned and restored. Soft furnishings and carpets that have been heavily affected cannot be restored.

Our smoke damage cleaning service is a multi-stage process tailored to the type and severity of damage. It typically includes:
- Initial assessment — we inspect all affected areas and identify the type of smoke residue present (dry, wet/oily, or protein-based)
- HEPA vacuuming — removal of loose soot particles using industrial-grade equipment
- Chemical wash — specialist products applied ceiling-first, then walls bottom to top
- Odour neutralisation — thermal fogging and/or ozone treatment to eliminate smoke odour at the molecular level
- Air scrubbing — HEPA air scrubbers run throughout to improve air quality
- Waste removal — all soot-contaminated materials responsibly disposed of under our Waste Carrier Licence

Smoke and soot residue is not like regular household dirt. Standard cleaning products can't neutralise the acidic nature of soot — used incorrectly, they can spread contamination, permanently stain surfaces, or push particles deeper into walls and fabrics.
Beyond effectiveness, there are genuine health risks. Smoke particles — including fine soot and chemical residues from burned materials — can cause respiratory problems and longer-term harm, particularly for children and those with existing conditions.

This is one of the more nuanced questions in smoke damage restoration, and we'd rather give you an honest answer than an oversimplified one.
In most cases, a thorough professional clean — including chemical washing, thermal fogging, and/or ozone treatment — will significantly reduce or eliminate smoke odour. These treatments neutralise odour-causing molecules rather than masking them, and for the majority of jobs the results are excellent.
However, there are two important factors that can affect the outcome:
- Structural penetration. If smoke has embedded deeply into timber, insulation, plasterboard, or other building materials, cleaning alone cannot remove it. Those materials will need to be stripped out and replaced.
- Phantom odours. After a significant smoke event, some people continue to perceive a smell even after the source has been fully removed. This is a well-documented phenomenon — the brain can retain a sensory memory of a strong odour. It isn't a sign the clean has failed; it's a psychological response that typically fades over time.
Redecorating after smoke damage is always required on completion of cleaning. Before applying any paint, walls and ceilings must be primed with a stain and odour blocking sealant primer — standard emulsion applied directly over smoke-affected surfaces will not seal in residual odour or prevent staining from bleeding through.

This depends on the severity of the damage and which treatments are required. For minor smoke damage contained to a single room, it may be possible to remain in the rest of the property — we'll advise you honestly based on what we find.
For more significant damage, or any job involving thermal fogging or ozone treatment, the property must be fully vacated for the duration of those treatments and for a safe clearance period afterwards. Ozone in particular requires full evacuation including pets.
If your insurer is involved, they may cover the cost of temporary accommodation — it's worth confirming this with them directly when you make your claim.
